"I Buy From Wholesalers and I Want to Give You My Money!"
The Investor/"C-Buyer's" Perspective on What You REALLY Need to Know to SUCCESSFULLY Wholesale Your Deal
Why You Must Attend: Congratulations! You found a great deal after spending all those endless hours on the phone, meeting with sellers, signing the contract and solving all the seller's needs from psychological to financial. Whew! But you still haven't made any money! If you are wholesaling the deal, you absolutely need a C-Buyer like Marc Halpern to ACTUALLY BUY the deal, so you can get paid real money for all your hard work. It's not as simple as compiling a buyer's list. Why? Because most of the people on your buyer's list will not or cannot buy your deal at that moment. The C-Buyer must have the FULL ABILITY as well as the FULL DESIRE to BUY YOUR DEAL with the same timing that works for everyone.
Presentation Summary: Marc Halpern has bought 5 deals in the past 3 years from SJREIA members-wholesalers here in South Jersey and he will present his perspectives on how to work with C-Buyers like himself to get your deal done. More importantly, Marc will reveal how to avoid the worst mistakes made by wholesalers that have killed deals and ruined reputations, using real world examples from the past couple of years. Marc will show his actual buying criteria for properties in Camden County and Gloucester County and he will show how to correct the most common flaws when wholesalers calculate their maximum allowable offer (MAO). Marc will tell you what to say and what not to say when dealing with C-Buyers. Marc will be brutally honest and you need to hear this. Marc will challenge you and make you think. Marc will also talk about how he funded a deal to which he was bringing cash so that the wholesaler did not have to bring a penny to the double closing. About half of the meeting will be devoted to questions, answers and discussion, so come ready to actively participate.
Bring a pen and the valuable "Wholesale Notes & Homework" to this meeting that you can print from http://nextphasehomes.com/WholesaleNotes.pdf
We are working on bringing in speakers on a variety of topics as well as towns, projects and development in Gloucester County. Gloucester County has more open space and some areas are priced lower than some of the other counties.
