GET SMART with us at the November 12 Georgia Real Estate Investors Association General Meeting!  We are going to investigate the 2018 tax law changes and how to benefit in tax liability reduction.  We are going to discuss your best corporate structure specific to real estate, income strategies that meet your goals, and how to benefit from the 2018 tax code opportunities.

Sam Maguire, Jr., Attorney-at-Law, will discuss LLCs.

Law Offices of Sam Maguire, Jr., PC, SynerG Law Complex, Sandy Springs, GA,

  • Should you form in Georgia, Delaware, or Nevada?
  • Should you have an LLC or is it better to have a Simple Corporation?
  • Do transfer of title conversions from individuals to LLC cause problems with due on sale clauses? What are some unintended consequences?

Rick Girgis of Equitable Consulting, Inc., a GaREIA Business Associate member, will discuss:

  • Why to use a Schedule C or 1120-s vs. a Schedule E for institutional financing qualifying
  • How long and what the best uses are for a carry forward loss vs. lumping your income in a particular year or years for mortgage qualifying

Keynote SpeakerErik Oliver, from Cost Segregation Authority, Inc., is flying here from California. Erik will discuss "The Impact of the TCJA on Investment Real Estate"

On 12/22/17, the Tax Cuts and Jobs Act, commonly known as TCJA, was signed into law. The passage of the Act provides the most significant and comprehensive overhaul of the US Tax Code since the Reagan Administration. The Act is wide-reaching and impacts individuals, business and trust in both the US and international arenas. Certain provisions, including lower business and individual tax rates and the complex tax breaks for pass-through entities are receiving most of the attention. One area that is not receiving much focus, but you should consider, is the Impact of the Tax Act on Cost Recovery and Real Estate.

This presentation is designed to inform real estate investors, tax advisers and others serving the real estate industry of the recent changes to the tax laws, focusing on three major provisions of the final legislation:

  • In depth discussion on 100% Bonus Depreciation. Bonus depreciation can create huge deductions, and improve cash flow for future investment properties.
  • Update on the changes to 1031 Exchanges
  • Qualified Opportunity Zones - New Tax deferral program with similarities to 1031 Exchanges.

The objective of this presentation is to help Real Estate Investors and Tax Advisers understand how the new law benefits real estate holdings. We will review in-depth a number of less understood changes to the tax law that can increase cash flow and maximize ROI.

Real estate investors: sharpen your pencils and bring your tax advisers; you may not believe the savings to be had by solving the mysteries behind provisions of the legislation.
