In this 2 day class, and 3 consulting sessions (one per month for 3 months), Rick Girgis of Equitable Consulting, will dissect and explore the seven most common successful real estate strategic approaches (Plans) associated investors use to accumulate wealth, including liquid resources needed; the types of mortgages used to leverage and make plans possible and why some plans are better than others.

In this 90 Day Consulting Plan, you will get the material to learn and measure the returns on:

  • 2 Owner Occupied Real Estate Investment Strategies.
  • 2 Investor Residential Real Estate Flip/Hold Strategies
  • 2 Commercial Strategies
  • 1 Creative Strategy

Rick will identify types of property from Single Family & Multifamily to Commercial.  He will detail a plan for most ages & Risk Types, with various Income, Assets, Credit, Experience, and Time required to execute each plan, and criteria to qualify for the Mortgages that makes it all possible (including FHA 203k, FHA Reverse, Fannie Mae, Freddie Mac, VA & Non-Agency on the owner occupied residential side, and Small Balance, Large Balance, Non-agency commercial, Bridge funding, Construction, Hard Money, & SBA on the business purpose commercial side).

 

Basic Training on Financial Calculator phone application, and Basic and Practical Application of:

TIME VALUE OF MONEY FACTORS to determine future real estate values.

CHARTING APPLICATION OF RENTAL INCOME toward principle or Cost of living expenses.

CASH ON CASH RETURNS to determine FIX & FLIP investment viability.

DEBT SERVICE COVERAGE RATIOS to determine hold investment viability.

CAP RATE for practical application to determine property values.

CHARTING PROJECTIONS FOR EQUITY APPRECIATION.

CHARTING PROJECTIONS FOR CASH FLOW.

You will have the opportunity to get a MORTGAGE ASSIGNABLE CREDIT REPORT IN THIS CLASS FOR $22.

Registration Restrictions include: Enrolling students MUST have INCOME or ASSETS that exceeds $10K per year or Liquid Assets in Excess of $10K.   Competing Entities must have written permission prior to enrollment.

Attendees will be able to complete this course with a personalized Strategy Plan report.

Rick Girgis

Rick Girgis is Principle Consultant (PC) of Equitable Consulting, Inc. since 1999.  Where-in, as the PC, he holds the roles of Financial Advisor, Licensed Loan Officer, Non-delegated Underwriter, and Private Fund Manager.  

Rick is the Director of Education on the Board of Directors of Georgia Real Estate Investors Association (GaREIA), member of the Atlanta Commercial Board of Realtors, Mortgage Bankers Association, Georgia Association of Business Brokers, and Terraces Team of KW Commercial Real Estate.  Rick's company, Equitable Consulting, is a Business Associate member of GaREIA.

Rick holds licenses with National Mortgage Licensing System, Georgia Department of Banking and Finance, Florida Department of Banking and Finance, Florida Department of Financial Regulations, and Georgia Real Estate Commission.
