Harry Marsh Law Presents: "Double Closings, Assignments, Subject-To's and More"!

          I remember the Good Ole Days, when we could close a short sale deal using an end buyer's money, and walk out of the closing with a check for $25,000 that was fully disclosed on the HUD as and "assignment fee" or "consulting fee".  Those days, folks; are long gone.

       Double closings and contract assignments are the endgame of Wholesaling, which is a great way to get started in real estate with none of your own cash or credit, as well as a great way for seasoned investors to get much needed "cash infusions" into their business.

       While double closings and contract assignments can be very easy tools to use, they are not necessarily very simple.  Have you ever been plagued with questions like:

  • I've completed a short sale, but the bank wants to see the final HUD.  How do I close and get my hard-earned profit without blowing up the deal?
  • What entity is best for taking title so that no "chain of title" red flags are raised when you go to sell to a new buyer who is getting financing?
  • I've heard that institutional sellers like banks don't like to see "and/or assigns" on a purchase agreement.  What's the best language to use to ensure that I don't hamstring myself regarding exit strategy.

Harry will also cover subject-to's done right.  If you're like me, you did a lot of them "wrong" back in the day: meeting the seller anywhere there was a notary and having them deed the property into a land trust.  Times have changed, and Harry will cover Wraparound Mortgages (All-Inclusive Trust Deeds), the tool for today to accomplish the same thing without laying your head on the proverbial chopping block.

Harry has closed hundreds upon hundreds of these deals, and is probably the best qualified person in the Greater Charlotte area to teach you how to get your deal to close, and to do it right so that no problems resurface later.
