Why a Partnership Program?

We believe that every successful investor needs a great coach and a firm push to help get them started.  They also need someone they can trust who truly cares about their success, knows and understands the real estate market and has the resources a new investor is lacking.  When we were new to real estate investing, there was no one to hold our hand and guide us to success.  We want to be to you what we needed when we were new.  Welcome to the Partnership Program!

While teaching investing workshops throughout the United States, we've spoken to enough new investors to learn that they wanted someone to help guide them and keep them from losing money and making mistakes; someone to "hold their hand"; someone in their own backyard with contacts and market knowledge, and someone who'd actually call them back when they needed to talk!  That's what we wanted when we were new also.  Operating a success investment company known as 5th Ave Financial Group is what allows us to offer that type of assistance to new investors.  Accordingly, the Partnership Program is sponsored by 5th Avenue Financial Group LLC, proud associate member of the FLREIA.

What is the Partnership Program?

It's the fastest way for you, a new investor, to begin EARNING while you learn.  No experience is necessary!  In fact, the less you know - the better!  Why? Because you don't have any training that needs to be un-trained.  Regardless of what you know about real estate investing, today's fact is that you have decided that this is what you want to do.  In any event, we don’t believe anyone should quit their full-time job to begin investing without a proven history or a large financial nest egg.  That's one of the many reasons we launched the Partnership Program several years ago.

In the Partnership Program, you can get involved at your own pace: slowly or headfirst, while keeping your current full-time job, until you are able to say good-bye.  The partnership program is a one-on-one coaching program designed for you specifically, based on your budget (which is usually zero), amount of time you have to devote to your new venture, and desire to succeed (which you must bring to this partnership on your own).

How much is the investment for the Partnership Program?

The Partnership Program is Available to FLREIA Members only and requires an initial investment in the Monster Wholesaling Machine training course, which is only $897 for members and reimbursed after your first wholesale transaction in the program (read more below). This training program is the best wholesale training system on the market today. It teaches you how to do successfully achieve every step of the wholesale business with or without a partner.  To make this program even better for our partners is that the Monster Wholesaling Machine course investment is reimbursed to you at the closing of your very first partnered wholesale transaction with us (provided the net proceeds of the transaction are $6K or more).  After reading and listening to the course and you are ready to begin, an investment of $197 per month keeps you in the program.  This includes your coaching, training and exclusive Partner Only workshops with the right to cancel on 30 days' notice at any time.  Without the right foundation, it is extremely difficult for you to get started on the right path and just as difficult for us to "coach" you without that foundation.  If your success is truly important to you, then you'll want to get started on the right path also.  To learn more about the Monster Wholesaling Machine training course and wholesale system, Click here.

The FLREIA offers the Partnership Program Bus Tour each year.  This informative tour begins on a Saturday morning (1/2 day), departing from FLREIA’s headquarters.  During this Partnership Program Bus Tour, we review foundational basics vital to your success.  These basics are found in your Monster Wholesaling Machine training course, which we review...vital topics include scripts for how to talk to sellers, agents and wholesale buyers, forms to help analyze each property,  determine if it's a deal, determine what offer to place, and how-to find motivated sellers.  As we visit properties of actual "deals in progress," we teach you how the seller was found and how the deal was negotiated.  We also explain the deal's time frame and how much profit was made with our FLREIA member partners.  At each property, you are taught how to read “comps”, analyze each deal, and their necessary repairs.  After visiting about three properties, you will feel much more comfortable with your foundational knowledge and can begin the "finding" process with confidence.

Once you can begin the finding process, it is easier for you to "spot a deal" and email it to us.  If we also believe that the information you gathered looks like a "deal", then we guide you in your next step.  The goal for you is to wholesale your first property within 90 days of the Bus Trip, sharing in the profits 50% each.

Our goal is that you close your first deal in the Partnership Program within 90 days of the Bus Tour.  To help you meet that goal, we offer follow-up Partnership Program Focus Group meetings to keep you moving in the right direction. These sessions are once each month following the Bus Tour for two months and assist you with your marketing plans, deal analysis, overcoming fear and focus on helping you create the Monster Wholesaling System.  There is no additional charge to attend the Focus Groups.

The Partnership Bus Tour runs approximately $1098, including the Monster Wholesaling Machine training program and you must be a FLREIA member.  If you already own the training course, the investment for the Partnership Program Bus Trip is only $199.   I’m sure you’d agree, it is well worth this small investment to get your career started on the right path, with the right partners!  Think about it this way, if you learn the right way to wholesale based on the Monster Wholesaling Machine training course, then do your deals on your own keeping 100% of the profit.  If you like the idea of having no risk and your hand held, insuring success, then earn 50% of the profit AND after we split the proceeds, you'll also receive a reimbursement of the Monster Wholesaling Machine training course investment.  It's a win-win situation for all of us.

What type of property do you purchase...what should I be looking for?

We will buy single family homes, multi-unit properties, town-homes, apartment buildings, office buildings, land and vacant lots.  We purchase property from Broward County to St. Lucie County.  We will buy property with perfect title or title problems, in foreclosure or default, with code violations or liens, in Bankruptcy, divorce or probate...you name it - we will take it.  It doesn't matter if the property is in perfect, move-in condition or the roof is on the floor and mold is growing up the walls. The major factor in any deal is the "motivated seller" and the discounted price we pay.  So, as you can see, we will buy just about anything.

What criteria do you look for when partnering a deal with equity?

This is an example of what we look to pay for a property as an investor.  We are looking to pay approximately 30% to 40% of a property's after-repaired value.  If a property is worth $150K in retail condition, we would need to pay somewhere around $45,000 to $60,000 for it - of course there are several exceptions, like when the property is in excellent condition.

What type of properties should I stay away from?


We do not currently purchase properties located in Loxahatchee, Port St. Lucie or other seller-saturated areas unless they are approximately 70% below market.  We shy away from condos, frame construction and 1 bathroom properties unless we are buying at an even greater discount.  We will not work short sales in these areas or with condos until further notice.

What is the closing process?

Let's look at the closing process in 5 Simple Steps...(Remember, in this program, we handle the details as you learn them.)

Step 1 - Negotiate mutually acceptable price, terms and conditions between the parties; write the Contract for Sale and Purchase & have all parties xecute it.

Step 2 - Submit the Contract to the closing agent for title work to begin.

Step 3 - Arrange the financing OR Market the Assignment (wholesale) of the property.

Step 4 - Prepare the Assignment of Contract Agreement and have the Assignor and Assignee execute it.  Once executed, deliver the Assignment form to the closing agent.

Step 5 - Arrange the closing date by coordinating with the closing agent; attend closing; pick up your profit & CASH it!

What criteria do you look for when Partnering a Short Sale (a deal without equity)?

We are looking for the textbook Short Sale property.  For you to negotiate and purchase a Short Sale property, it must be in need of repairs, have one large mortgage against it (or 2 with the same lender), be located between the Florida Keys and Vero Beach, its' sellers are desiring no sale proceeds as required by their lender, and it is not listed.  If your prospective Short Sale meets this criteria, email the information sheet to us.  Please note that these are our requirements only - not the requirements for short sales nationwide.  In the Partnership Program for short sales only, you do the short sale and we coach you through it.  To make that process smooth, you will need to own Sharon's Short Sale Intensive Training course.  FLREIA Members invest only $399 for the Short Sale Intensive Training DVD/CD & Forms disk set.  When the short sale is complete, we will share the profits just like any other transaction.  Click here to learn about the Short Sale Intensive Training course.

Why should I get involved in the Partnership Program?


This program is for those of you who really want to change careers, but are limited by time, resources, and/or finances.  We are National experts and speakers on the topic of foreclosure investing and short sales.  We have closed hundreds of transactions.  Because of our vast experience, we have the resources, the finances, the skilled closing team and attorneys to make an exclusive Partnership Program like ours available to you.

We are serious about our real estate investment career and we only want to work with investors who are serious about theirs.  We know you have a family to support, possibly a full-time job now, and other situations that don't allow you to devote as much time to this business as you would like.  Maybe you don't even have the finances for deposits even if you found a deal all on your own.  We know...we were once where you are now.  That's why we can truly help those serious about getting involved in real estate investing.  We will handle coaching you through the purchase, eliminating the risk on the contract, the paperwork and the closing.  You will learn throughout the process as you earn 50% of the profits.

You are not "married" to us.  You can choose to partner with us or not on a deal by deal basis.  This program helps you earn as you learn so you can decide if this business is what you thought it was, without taking on all of the risk by yourself.

What must I do to join the Partnership Program?


It's simple. If you are new to our organization, call or email us and introduce yourself.  Order the Monster Wholesaling Machine training course, read it, print the forms and listen and re-listen to the "course on tape" audio cds.  Next, make business cards and begin networking. (If you need business cards made inexpensively, visit www.vistaprints.com for FREE cards.)  Begin telling everyone you know that you and your partners help folks with real estate related problems sell their property quickly. You and your partners also buy any unwanted real estate in any situation or condition.

If anyone doubts your ability or credibility, simply mention that you are partners with the FLREIA organization and that your partners are experts who have asked you to help out on their mission to purchase 100 properties as soon as possible.

How does the Partnership Program work?


Once you locate and speak with a seller who wants to sell their property at a price or term that seems to be a “deal,” simply tell the seller or real estate agent that you will speak with your partners and get back to them to discuss how you can help them.

You then submit the deal to us on a special form and we determine if a “deal” exists.  If not, we will thank the seller for their time and then explain to you why "no deal" exists.  If it seems to be a deal, we will then negotiate price and terms and then work together to "wholesale" the property and you can attend closing to pick up your profit check. 
In each case, you will listen and learn.  We go through the process step by step with you, guiding you along the way.  You can get as involved as you would like.  Below is the link to the Partnership Deal Submission Form.  This form is vital to our success in helping you.  After you make initial contact with the seller, you must print out the form and email it to us as instructed, along with the answers to all of the questions.  The form will also help you decide if there is a deal and if the seller is truly motivated.  We look forward to working with you!

How and when do I get paid?
We will wholesale our contract together share in the net profits 50%-50%.  At closing, you will receive your share of the profit paid to you.  You get paid when we do…after all, we are partners.  At closing, you will receive your share of the profit and then the reimbursement of the required training material - this is a one-time reimbursement only.
Any costs associated with the transaction will be deducted from the gross profit, leaving the net profit amount which will be shared equally.

If you want to create a corporation or LLC in which to earn your profit, we will refer you to your CPA, our CPA, or Corporate Creations just prior to closing and your first check can be made out to your new entity.  Waiting until this time to create your new business entity may be a smart move because you are using profit to incorporate, not money you don’t have right now.
